Toronto Market Trends Snapshot – March to April 2025

  • Total Residential Transactions: Down 23.1% year-over-year

  • Average Selling Price: Down 2.5% YoY, slight 0.3% MoM increase

  • New Listings: Up 28.6% YoY

  • Days on Market: Faster YoY (-13.8%) but slower MoM (+20%)

  • Sales-to-New Listings Ratio: Dropped to 29% (from 49%)

This shows a more balanced market forming with more inventory and opportunities for buyers this spring. Sellers still benefit from strong home values while buyers enjoy greater selection.
